An old adage in real estate, prioritizing what effects the value of real estate, is "Location, Location, Location..." That adage my be somewhat overstated. However, when appraising the value of real estate, one of the primary factors considered is that of locational differences. For example, similar properties might differ in price from neighborhood to neighborhood or even between locations within the same neighborhood. Obviously, the importance of location is ultimately determined by the buyer in terms of what he or she may be seeking. Most generally, the home buyer is looking for a home within a subdivision or neighborhood which is convenient to schools, parks, stores, churches, etc. Some buyers may be looking for property out of the city or town which includes some acreage. In general, well kept neighborhoods where pride of ownership is evident, adds to the value of a home; and conversely, homes where the neighborhood has been allowed to deteriorate and where there is generally an "unkempt" physical appearance will detract from the value of homes in that area.
